Down payment calculator — how much cash you really need (2026)

The down payment isn't everything — buying a flat also takes cash for the PCC tax (2% on the secondary market, but first-home buyers are exempt), the notary fee, court fees and deed copies. This calculator computes the full amount of cash on the table, compares a 10% and 20% down payment, and if you enter your savings — tells you how much is missing and how many months it will take.

Cost assumptions (transparent — adjust them)

The notary fee uses the maximum statutory rates (notaries often discount). PCC 2% applies to the secondary market; the first-home exemption has applied since 31.08.2023 (for joint purchases, after the NSA ruling III FSK 281/25, it works proportionally). Primary market: VAT in the price, no PCC.
